ADDITIONAL SERVICES
KOTS helps its tenants by curating third party services such as Housekeeping, Water cans, Vehicle wash etc. These third-party services are charged separately to the tenant by the third party themselves.
UTILITY CALCULATION METHOD:
Utility charge calculation methods are standardized and cannot be altered or customized as per the requests of the tenants.
Electricity (based on the individual consumption) : Minimum bill Rs 350 per month, irrespective of the usage, and is calculated as per the BESCOM charges applicable to that property.
Power Backup: (based on the Entire property consumption) : Calculation based on monthly total diesel loads + Generator AMC costs of Rs 50 per month per occupied flat divided to all occupied flats irrespective of their stay duration in the month.
Water & Sanitary Charges: (based on the Entire property consumption): Calculation based on the total BWSSB Bill / Municipality bill + Total cost incurred due to Water Tanker or other sources of water acquired for the property. This total cost is divided equally to all occupied flats, irrespective of your stay duration in the month.
Utility charge calculation shall differ based on the type of flat and the total costs are divided in the ratio of 1 : 1 : 1.5 : 2 for Studio : 1BHK : 2BHK : 3BHK respectively. Please note the billing cycle is 24th to 24th of every month and all tenants must pay for their share irrespective of their stay duration or consumption in the month. Please refer to the Draft Agreement clause 2.5 for completed understanding.
OTHER TERMS AND CONDITIONS
1. Bookings or applications to rent the flat at KOTS cannot be cancelled, transferred, altered or updated.
2. Booking advance / any payment paid at the time of booking (one month rent) are non-refundable in all circumstances.
3. Flat possession is only transferred if and only if all the payment prior contract start date dues are cleared and the rental contract shared digitally is signed.
4. Payments due to be cleared before the contract start date are Prepaid rent, maintenance, garbage charges, painting charges, agreement charges and parking charges (only if allotted car parking)
5. Bookings are considered forfeit automatically if the tenant has not cleared the dues & signed the contract on or before the contract start date.
6. Lock In period can only be chosen once at the time of the booking and later cannot be updated.
7. Car parking is offered only based on the availability in the property and it is not an obligation for KOTS. Car- parking is charged Rs 1000 per month and tenants can only avail a maximum of 1 car slot if allotted. Bike parking is free, and tenants can park a maximum of 2 bikes based on availability.
8. Admission of pets is only at the discretion of KOTS and please read draft agreement clause 8.6
9. Maximum occupancy allowed is only 2 Adults & 1 Child (up to 10 yrs) for a 1BHK / Studio flat and 4 Adults & 1 Child (up to 10 yrs) for a 2BHK / 3 BHK flat. More than the above limits are not allowed in any circumstances
10. All visitors/ guests including maids, domestic help, cooks, delivery agents, service person, friends and family are not allowed without proper visitor entry at the gate and the respective tenants needs to come down and accompany them into the property. The security shall not allow any non-resident inside the property if the respective tenant is not present at the security gate. Please read draft agreement clause 8.2
11. Common areas cannot be used to place personal belongings, drying clothes, walking / playing with pets, smoking/ drinking or partying / unauthorized social gatherings.
12. Tenants are responsible for preserving and maintaining the flat in a good condition acceptable to KOTS. All repairs and maintenance costs inside the flat after the handover shall be borne by the tenants themselves.
13. Tenant is responsible for the flat & property in all circumstance including all accidents & incidents and if the flat is not returned to KOTS in a good condition acceptable to KOTS, then charges to restore the flat shall be deducted from the security deposit.
14. Additional services such as housekeeping, vehicle wash, water cans etc. are offered by third party service providers and tenants shall pay directly to them. KOTS’s best effort is to help the tenants with valuable service and has little control over the terms of the third-party service provider.
15. There shall be late payment fees, fines, penalties and convenience charges applicable for the tenant defaults on their obligations. Please refer to the clause 2.8
16. If the tenants booking the flat have any disability or special needs, then it is mandatory to declare this information to Kots management prior to booking. Additionally, they need to verify all property infrastructure and apartment rules by themselves before booking, as these cannot be altered. Please note we will not be able to help you after the booking.
